Oh, what a view

The estate has been a construction zone for the last 15 years, with no relief in sight.

Not long ago the last of the villas on the 200, 300, 400 and 500 streets were completed, and the roads finally opened, so the residents could access their villas from both ends of the street. 

It now appears that the Operator, because he has purchased the additional slither of land on the eastern side of the estate, where the services for the Figtree Hill Estate has now been connected to the mains, allows him to build additiional villas on the end of the above mentioned streets.

This will no doubt interfere with the peace, quite and overall lifestyle of those residents at the end of those streets, as additional villas are built beside them. The end of those streets will again be blocked off for construction work, which then impacts more than half the estate, as the volume of traffic is again restricted to the 300 street, as they come in and out, past the clubhouse.

As the overall DA from council has approval for a limited number of dwellings, how will the addition of some 25 villas, affect the services and infracstructure of the village, such as sewerage, clubhouse space and parking to mention but a few. 

Sewerage Pump Maintenance

The sewerage pump maintenance now has its own 'Line Item' in the resident's buget.

  • In the 2024-25 proposed budget, the amount allocated to this line item is $60,000
  • This amount is up $29,000 from the previous year
  • If we continue to add more dwellings to the existing infracture, god knows what maintenance fees the residents would be subjected to in the years to come
  • It is doubtful that the infrastructure has been added to, to cope with the additional dwellings and number of residents, over the last 10 years
  • The asset management plan should be examined closely to ensure that the infrastructure keeps pace with the growing number of dwellings and residents
  • That additional infrastructure should be at the Operators cost
  • This additional infrastructure may well see a reduction in numerous expense 'line items' such as sewerage pump maintenance, in the resident's budget 
  • A budget of $60,000 for maintenance of a sewerage pump, certainly apppears excessive
  • Perhaps the installation of additional sewerage pumps, may be a better solution
  • That would mean the Operator would have to put his hand in his pocket, to achieve a better result for the residents 
  • Hard to imagine that happening
