As residents of the Mount Gilead Estate, our objective is to inform potential and current residents about the various facilities, sports, and activities available within the village for their participation. Additionally, we aim to provide valuable feedback, commentary, and opinions on numerous issues occurring within the village.

Adjusting to village life requires time, as one meets new neighbours, establishes friendships, and becomes engaged in the numerous activities and facilities available within the village, in contrast to life outside.

The authors of documents contained in this website, as current residents of the estate, strive to offer a fair and objective view of the estate, including the services and facilities provided by the operator, as well as those not provided, and the various challenges that village life presents to its residents.

Many residents were likely unaware of the 'Retirement Villages Act 1999' and its Regulations before residing in the village. This Act, which governs our village, outlines several parameters under which the Operator should operate, and addresses expected or acceptable behaviour for both the residents and the operator.

While many residents are satisfied with their villas and apartments, there are others that are not. Many residents complain about the build quality of their dwellings, including poor drainage and waterproofing of many villas, which has led to water ingress issues for many villas.

For many residents, water ingress issues in their dwellings have occurred on multiple occasions causing significant physical and mental stress. While these residents would like to sell and move elsewhere, they are unable to move, due to the lack of sufficient equity after the Operator deducts the exit fee from the sale proceeds.

Editor's Note: The ongoing construction work over the past 15 years, with no end in sight, introduces additional challenges for residents, such as excessive noise from construction workers starting early and finishing late, as well as traffic issues caused by tradespeople and heavy concrete trucks blocking streets during concrete pouring. For many elderly residents, these conditions are both physically and mentally exhausting at this stage of their lives.

Budget and financial issues are also discussed in an attempt to keep the village finances fresh in the minds of all residents.

All residents and the residents' committee should not rely solely on the auditor of the village accounts to find all errors in the end-of-year financial statements and identify any fraud. It remains the residents committee’s responsibility to pay close attention to all the financial statements and expenses allocated to the resident budget expense line items, at all times.

We welcome constructive comments from fellow residents and encourage residents with legitimate complaints and compliments for the operator/management's performance of responsibilities within the village.
